I spend most of my time talking to institutional investors—pension funds, family offices, insurance companies, foundations. In my conversations over the last 60 days, the message has been remarkably consistent:

"We need to deploy capital. We're looking for quality. We want experience. And we want to move fast."

That clarity is a gift for sponsors who understand what's driving it.

The shift from 2023

Last year, institutional investors were defensive. They were picking through distressed opportunities. They were demanding steep discounts. They were risk-averse.

This year, they're ready to deploy. They've allocated capital to real estate. That capital needs to move. They're not desperate—they're still selective. But they're actively looking.

The shift is subtle but profound. It changes everything about capital raising.

What institutional investors want

Based on conversations with 15+ institutional capital sources in the last month, here's what's driving capital deployment decisions:

1. Experienced teams

Institutional investors don't want first-time operators. They want sponsors who've done this before, survived downturns, and delivered returns.

That doesn't mean you need 20 years of history. It means you need credible operational experience. If you're a first-time fund manager, have a strong operating partner. If you're a emerging sponsor, partner with experienced capital.

2. Conservative underwriting

Aggressive assumptions are out. Institutional investors want conservative underwriting with upside potential.

What that means:

  • Achievable rent growth assumptions (3-4% max, not 6-8%)

  • Realistic expense budgets (not understated)

  • Long lease-up timelines for development

  • Thoughtful market analysis

Sponsors with conservative underwriting are being heavily favored. Because when conservative deals deliver 10% returns, everyone wins.
